The single most common call we get from this slope is some version of “the upstairs is always too warm and the lower level is always too cold”. It is worth understanding why, because the instinct — that the system is failing or too small — is usually wrong, and acting on that instinct is expensive.

Warm air is less dense than cool air, so it rises. In any house that produces some stratification; in a tall house built into a slope, with three levels and a walkout floor partly below grade, it produces a lot. The lower level is also in contact with cool earth on at least one side, which reinforces the effect from the other direction. So you get a genuine, physical temperature gradient from bottom to top that the equipment did not cause and cannot fix by working harder. Turn the air conditioning down to satisfy the top floor and you make the bottom floor uncomfortable; turn the heat up to satisfy the bottom floor and you cook the top.

What actually works is distribution rather than capacity. Where the house has zoning, getting the zones properly balanced and the dampers working is usually the whole answer. Where it does not, the practical levers are the return air arrangement — returns concentrated on one level guarantee imbalance — adjusting the supply registers so the longest, highest runs get their share, and looking hard at where the thermostat is.
