Road 100 and Broadmoor are the leading edge of Pasco’s growth. In early 2018 the city was reviewing plans for 5,000 to 8,000 new residences west of Road 100 — the largest single block of planned housing anywhere in the Tri-Cities — and much of that is still being built out now.

Which makes this the youngest housing we work on anywhere in Pasco. Most systems out here are inside their first decade, many still inside a builder warranty, and the service calls reflect that: almost nothing has worn out yet, but plenty was never quite finished properly. What We See in Road 100 / Broadmoor

• Check the warranty first. On a house this new, some of what goes wrong is still the builder’s or manufacturer’s responsibility. We’ll tell you when we think that’s the case rather than quietly billing you for it.
• Construction dust is a real and temporary problem. Homes on active build-out streets pull far more grit through filters and condenser coils than a settled neighborhood does. It eases once the surrounding lots are finished and landscaped.
• Landmarks we work around: Road 100, the Broadmoor district, Burns Road, the newer subdivisions running north and west, and the retail growing along the I-182 corridor.
